Brookhaven Roof Replacement, Done to the Manufacturer's Spec

Every shingle manufacturer publishes instructions. Where the nails go, how many per shingle, what goes underneath, how the edges and valleys are handled, how the attic must breathe. Those instructions are not suggestions. They are how the product was tested and how it is meant to perform. Plenty of roofs are installed close enough. Ours are installed exactly. It starts with removing the old roof completely, down to bare wood, so we can see the deck. Soft or delaminated boards are replaced, at a per-sheet price you agreed to in the estimate. Then the layers go on in order. Synthetic underlayment over the whole deck. Self-sealing leak barrier at the eaves, in valleys and around every pipe. New drip edge. New step flashing where the roof meets a wall. Starter shingles at the edges. Field shingles fastened in the nail zone with the specified count. Ridge cap made for the job. Intake and exhaust vents balanced so heat and moisture can leave the attic. It takes care. It takes a little longer. And it is the difference between a roof that lasts and one that starts losing shingles in a few seasons. When the last cap is on, the yard is cleaned, swept with a magnet and walked together.
